I’m going to pick one of my favorite KPI’s from above, the AirBnb Whole Market Listing Count. 1600! That is a lot of listings. If I was a jazz guitarist, my quick improvisation riff on this would be . . .
although there are 1600 listings in the region 25% of them are most likely inactive, just not archived
of the 1200 active listings the bulk of the revenue comes from 20% or so of these listings or approximately 240 listings
there are 70,000 homes in this reports radius. some quick math shows that about 2% are short term rentals
If there are 1600 listings in the marketplace, how do you get a booking? Put bluntly, you need to show up on the first page of AirBnb search.

provide an off the charts travel experience for your guests and rack up the 5 Star Reviews
provide good value to your guests —> are you using dynamic pricing to stay on top of your nightly rates?
respond to any messages and inquiries WITHIN ONE HOUR. Mandatory. You guessed it, 24 hours a day.
is your booking calendar open for the majority of the year or only in small chunks?
are your settings for instant book with positive track record turned on?
