Berkshire County Market Report January 2026
Fresh up is another market report for Berkshire County dated January 2026. A few trends we’re spotting that are worth talking about.
First up, there were 1200 reservations created in the last week. The important thing to note is where is this demand landing.
- 25% increase in bookings for MLK weekend
- 16% increase for booking’s coming in during President’s Week
- July 1st through the 4th is already seeing a 10% increase in traffic over the previous week
What does all this mean?
First up. If your calendars aren’t already open for July, you’re missing out. This would be the time to open up those dates, and keep your pricing and your length of stay minimums on the higher end. Try and land the bigger bookings now and fill in the gaps in time. Let’s look at MLK weekend next. Because demand is high and occupancy is starting to fill in, our approach is to hold strong on pricing. Sometimes it’s easy to start discounting, but if you have a quality listing and you feel like your pricing is in line, don’t discount! People are still booking with the vast majority of people booking week of travel this time of year because they are waiting on last minute weather reports. Last but not least, President’s week. The average length of stay for this week is coming in at three nights. This means there are plenty of bookings coming in above that. Our strategy will be to hold a four night minimum until we’re two weeks out, and then drop things down to two nights to fill in the gaps.
