Fresh up is another market report for Berkshire County dated February 2026. A few main bullet points that are worth talking about.
- 887 reservations created in the last week
- bookings increased by 2% in the last week
- August is already seeing a surge in short term rental bookings
What does all this mean?
Part 1 - 887 reservations created in the last week. Let’s pick this apart a bit. In general we believe that there are about 1000 active short term rentals from central to southern Berkshire County. The numbers say that almost every listing got a booking in the last week. Let’s dig a bit deeper though. The reservations are being skewed dramatically to the top performing listings. Approximately 80% of these reservations are going to the top 20% of all active listings. If we use this math the numbers say that approximately 700 of those reservations went to the top 200 listings. If you aren’t visible in the first page of airbnb / vrbo when searching in surrounding towns like Great Barrington, Pittsfield, or Lenox then you aren’t getting booked.
Action Steps —> Optimize your listing, adjust your pricing, make sure you are getting 5 Star reviews from guests !
Part 2 - The Berkshire County marketplace is showing a 2% increase overall in the last week. Presidents Week is approaching fast. With all the snow in New England you better believe the skiers are traveling to where the snow is. Because most bookings come in a few weeks before travel, you aren’t necessarily too late if you haven’t got a booking yet.
Action Step —> Hold your pricing until February 7th. If you haven’t gotten a booking then, drop prices aggressively to capture a booking on Sunday the 8th which will be the busiest day for last minute bookings.
Part 3 - The best guests are planning their summer trips NOW.
Action Steps —> Your summer calendars should be open with higher prices and longer minimum night requirements. Lock in your big bookings now and fill in the holes over time.
