October Owner Update

Foliage season is winding down here in the Berkshires, and winter is right behind it. A few quick updates for our homeowners.

Fall Deep Cleans and Maintenance Checks

We've grown a lot, so I'm bringing in two longtime team members to help with communication this fall. About a week before your home's visit, you'll hear from:

- Trish, our lead cleaner, about your deep clean
- Arees, our full-time handyman, about maintenance and winter prep, like bringing in AC units

If there's anything specific you'd like them to focus on, let them know then.

I'm still your main point of contact, and Donna is still there for finance questions. If you're not sure who to ask, just come to me.

Calendar and Occupancy

It's been a strong leaf season, with lots of midweek bookings too. Things slow down after the last weekend of October, so expect a quiet November and December except for the holidays. Homes near the mountains should pick up again once ski season starts.

- Thanksgiving: Normal minimums, but never below 3 nights that weekend.
- Christmas–New Year's: Normal minimums, and we'll aim for 4–5 night stays wherever we can.

Winter Asks

- Shoveling: If your plow operator will shovel walkways and stairs, please ask them to. Guests expect a clear path to the door. We'll keep shoveling for free through December. Starting January 1, 2027, there will be a small charge for check-in day shoveling where needed.
- Heating fuel: Please set up auto delivery and auto pay wherever possible. This is the big one. We usually can't tell a home is low on fuel until it's too late.

Thanks as always for trusting us with your homes. Reach out anytime with questions.
